Twilight
Available on any tier, included in the Signature Launch. It is the cover frame, so it is rarely worth skipping.
Additional structures
Guest houses, bunkhouses and detached amenities are quoted per structure on top of the tier.

Managers with more than one door are priced differently from one-off shoots. Say so on the first call.

What each tier covers
Essentials $600
The basics, done well, in one tight visit. Living room, kitchen and dining, every bedroom and bath up to three of each, front and back exterior and a short aerial set. Up to two hours on site. No amenity hero work, twilight, floor plan or video, and nothing detached. More than three bedrooms is Standard.
Standard Most owners From $950
Full interior and exterior coverage, plus dedicated hero work on whatever actually sells the place. A hot tub, a fire pit, a view, a game room.
Premium From $1,500
Comprehensive coverage of every space and every amenity, a full aerial set, and a branded 3D floor plan included.
Signature Launch Flagship From $2,950
Everything in Premium, plus a twilight session, a 60 to 90 second property film and a vertical reel. One production day, one complete launch kit.
Common questions
What does it cost?
Packages start at $600 and run to $2,950 for a full launch. $600 is the floor. The tier depends on how much of the property needs covering, not on a photo count.
How fast do I get the photos?
Within 48 hours through an online gallery. Video, where included, lands within 72 hours. Most shoots are booked one to two weeks out.
Weekends and travel?
Weekends are by arrangement, text or call and I will set it by hand. Past a set distance from Harrisonburg a travel fee is added in the portal before you pay, so there are no surprises.
Do I need to be there?
No, but it helps. Owners on site can stage each room as the shoot moves through the property. Otherwise a lockbox code and a short note is enough.
What areas do you cover?
Massanutten Resort and McGaheysville are the core area, along with Elkton, Stanley, Luray and the wider Shenandoah Valley. Canaan Valley in West Virginia is covered regularly.
